Community Maintenance Technician

About the Role

Primary responsibilities include preparing apartments for occupancy—painting, drywall repair, trash removal, and mechanical, plumbing, and electrical repairs—as well as handling daily resident service requests promptly. The technician performs system repairs on electrical, plumbing, boilers, water heaters, HVAC, and appliances, and conducts detailed carpentry, drywall, and interior/exterior painting work, selecting appropriate paint sheen and color. Additional duties involve pool cleaning, chemical balance monitoring, and maintaining required logs, as well as daily grounds upkeep such as trash disposal, pet waste removal, and walkway sweeping. The role participates in preventive maintenance schedules, takes part in on-call rotation, ensures market-ready apartments and common areas meet quality standards, and supports vendors by accompanying them to units. Maintaining a clean, organized maintenance shop, tracking supplies, following key-logging procedures, and communicating regularly with the Community Director, Service Manager, and Maintenance Supervisor are also required. • Prepare apartments for new occupancy, including painting, drywall repair, trash removal, and mechanical, plumbing, and electrical fixes. • Respond promptly to daily resident service requests. • Repair electrical, plumbing, boilers, water heaters, HVAC systems, and appliances. • Perform carpentry, drywall work, and interior/exterior painting, selecting appropriate paint type and sheen. • Clean and maintain pools, monitor chemical balance, and keep required logs. • Maintain grounds by removing trash, pet waste, and sweeping walkways. • Participate in preventive maintenance and property improvement tasks. • Join the on-call rotation and handle emergency situations. • Ensure common areas and amenities meet quality standards daily. • Accompany vendors to units and oversee their work. • Monitor supplies, keep the maintenance shop organized, and follow key‑logging procedures. • Communicate regularly with the Community Director, Service Manager, and Maintenance Supervisor. • Promote safety by using PPE and responding immediately to safety issues. • Lift up to 80 lb, climb ladders, and move loads up to 200 lb using an appliance dolly. • Adhere to company policies, Fair Housing laws, and maintain a professional appearance.

What You Bring

Qualifications include 1–2 years of maintenance experience, strong mechanical aptitude, and the ability to lift up to 80 lb, climb ladders, and move loads up to 200 lb using a dolly. Candidates should possess knowledge of electrical, plumbing, carpentry, pool, irrigation, and HVAC systems; HVAC, CPO, EPA certifications and CAMT designation are desired. Proficiency with Microsoft Office, preferably Yardi and Paycom, a commitment to safety, reliable transportation, a valid driver’s license and insurance, and the ability to pass a background check and drug test are required. • Demonstrate 1–2 years of maintenance experience and strong mechanical aptitude. • Possess knowledge of electrical, plumbing, carpentry, pool, irrigation, and HVAC systems. • Hold or pursue HVAC, CPO, EPA certifications; CAMT designation is preferred. • Proficient in Microsoft Office; experience with Yardi and Paycom is a plus. • Maintain reliable transportation, a valid driver’s license, and insurance; pass background check and drug testing.
