About the Role
The Bookkeeper reports to the Community Manager and oversees daily operations and financial functions of a housing community. In addition to managing rent delinquency and collections to optimize cash flow, the Bookkeeper acts as an onsite leader, supervising staff and ensuring compliance with company policies, safety standards, and fair‑housing regulations when a Community Manager is absent. • Post all resident payments and income accurately and promptly. • Process and reconcile daily accounts receivable. • Monitor bad debt, issue late notices, contact residents/guarantors, and handle evictions. • Ensure budgeted revenues, expenses, and Net Operating Income are met. • Post resident charges, including utility bill‑backs, and perform month‑end closing and reporting. • Audit resident files and maintain organized records. • Walk units to apply move‑out charges, issue statements, and refund security deposits. • Screen, hire, train, coach, and develop onsite staff; enforce company policies and compliance. • Lead staff performance through ongoing training, counseling, and support. • Oversee leasing activities to achieve closures, maintain accurate lease documentation and reporting. • Implement marketing strategies per the annual plan. • Address resident complaints and requests to maintain satisfaction. • Develop resident retention programs such as events, promotions, and newsletters. • Show, lease, and move in prospective residents effectively. • Provide excellent customer service; monitor maintenance request response times. • Conduct regular property inspections to ensure timely repairs and upkeep. • Supervise overall business functions related to operations. • Manage property resources, obtain vendor bids, and control equipment and supply costs. • Perform physical tasks including standing, walking, lifting up to 25 lb, climbing ladders, and working in varied environments.

What You Bring
Candidates should have a high school diploma (a bachelor’s degree is preferred) and relevant experience in the housing industry, along with basic computer skills and knowledge of Fair Housing and OSHA requirements. The role requires regular on‑site attendance, the ability to perform physical tasks such as lifting up to 25 lb, navigating ladders and confined spaces, and availability for overtime, weekends, or emergency hours. • Demonstrate basic computer proficiency and understanding of Fair Housing and OSHA regulations.
