About the Role
The Maintenance Supervisor oversees all maintenance operations for a community, working closely with the Community Manager to manage service requests, preventative maintenance, staff, vendors, safety compliance, and resident satisfaction. • Attend the property daily and coordinate resident and management work orders. • Inspect and repair common areas, units, grounds, and building features to address hazards and maintain standards. • Manage inventory of maintenance supplies, order materials within budget, and keep the maintenance shop organized and OSHA‑compliant. • Implement and track a preventative maintenance program to extend asset life and reduce future repairs. • Maintain accurate records for service requests, EPA/OSHA compliance, make‑ready status, and work progress. • Supervise, train, schedule, and evaluate maintenance staff, providing coaching and ensuring adherence to Asset training benchmarks. • Lead on‑call emergency response and oversee vendor and contractor performance, obtaining bids and ensuring quality workmanship. • Deliver high‑quality customer service, monitor response times, and enforce community policies consistently with residents. • Participate in unit inspections, office and model‑unit upkeep, and support general property cleanliness. • Maintain reliable transportation for emergency on‑call duties.

What You Bring
The role requires a high school diploma or equivalent, EPA and CPO certifications (HVAC preferred), basic computer skills, knowledge of Fair Housing and OSHA regulations, reliable transportation for on‑call emergencies, and the ability to perform physically demanding tasks. • Hold EPA and CPO certifications; HVAC experience is a plus. • Demonstrate basic computer proficiency and knowledge of Fair Housing and OSHA standards.
