About the Role

The Lead Maintenance Technician ensures safety, comfort, and functionality across properties. This role oversees timely service requests, coordinates work orders, and guarantees that vacant units and garages are rent‑ready. The technician also mentors junior maintenance staff and conducts daily inspections of grounds and buildings. • Create, organize, and complete work orders and general maintenance tasks in line with company standards and timeliness. • Prepare vacant apartments and garages for occupancy by performing turnkey work such as cleaning, carpet cleaning, appliance repair, caulking, painting, and necessary repairs. • Train, mentor, and supervise Maintenance Technicians I and IIs on projects and tasks. • Conduct preventative maintenance for apartments. • Perform daily inspections of community grounds and buildings to identify maintenance needs. • Uphold an incident‑ and injury‑free safety culture by following all AVB safety policies and procedures. • Perform hot‑work activities, including brazing, soldering, and welding, according to AVB standards. • Participate in on‑call rotation schedule each month. • Provide customer service through effective communication with associates and residents. • Identify and safely handle cleaning chemicals, reading SDSs and applying proper usage.

What You Bring

Candidates must have at least three years of maintenance experience covering HVAC, plumbing, electrical, and general repairs, and hold a valid driver’s license. Required certifications include HVAC CFC training or a willingness to obtain it, and the ability to work on‑call rotations. Strong communication skills, knowledge of safety policies, PPE usage, and emergency system procedures are essential. • Diagnose and repair problems in HVAC, electrical, plumbing, major appliances, carpentry, emergency systems, flooring, hardware accessories, masonry, painting/wallpaper, water features, and waste management systems. • Possess 3+ years of maintenance experience with HVAC, plumbing, electrical, and general repair knowledge. • Hold a valid driver’s license. • Have HVAC CFC certification or be willing to obtain it. • Read and understand key policies such as Key Control, Apartment Home Turnover, and Maintenance Emergency procedures. • Knowledgeably use personal protective equipment (PPE). • Understand basic emergency system shutoffs, locations, and operation sequences. • Demonstrate knowledge of paint types and tools.
