About the Role
The City Head will have overall responsibility for operations across all sites in the Southern region, overseeing technical, soft services, HR compliance, sourcing, and commercial matters. The position also drives business growth, defines property‑management policies, and ensures client and vendor relationships are maintained in line with company standards. • Oversee end‑to‑end operations across all Southern region sites, including M&E, security, fire, plumbing, housekeeping, landscaping, BMS, and CCTV. • Support each site on technical, soft‑service, HR compliance, material sourcing and commercial issues. • Develop and execute regional growth plans, both organic and new‑business initiatives. • Define and enforce property‑management policies for commercial buildings, retail malls and residential townships. • Maintain strong client relationships and manage client and vendor agreements. • Prepare and monitor annual financial targets, budgets, CAM charges, P&L forecasts and monthly records. • Conduct estimations, projections and cost‑benefit analyses for new and existing sites. • Design, implement and continuously improve business processes and operational SOPs. • Lead special audits and safety surveys to enhance cost efficiency and rectify technical flaws. • Perform energy audits for commercial, retail and residential properties and recommend savings strategies. • Coordinate with agencies to obtain necessary NOCs, sanctions and approvals. • Formulate, implement and track operational budgets, ensuring cost control. • Streamline operation & maintenance procedures and customize system processes during site transitions. • Ensure system performance, emergency recovery and timely procurement, maintenance and troubleshooting. • Identify training needs and deliver training for property managers, assistant managers, engineers and housekeeping staff. • Liaise with local authorities and government officials to maintain compliance.

What You Bring
The role is City Head – Operations & Business Development, based out of the regional office in Bangalore and reporting to the Managing Director. Candidates must have more than 20 years of experience with solid exposure to facility management and hold a BE/B.Tech or MBA. The ideal candidate possesses excellent communication, presentation and interpersonal skills, strong administrative abilities, and deep knowledge of CAM calculations, fire‑fighting systems, CCTV, HVAC, water‑treatment and electrical systems. Leadership qualities to manage a regional team and the ability to identify training needs are essential. • Minimum 20 years of facility‑management experience with expertise in CAM calculation, fire‑fighting, fire‑alarm, CCTV/PA, HVAC, STP/ETP/WTP, and high/low‑tension electrical systems. • Bachelor’s in Engineering or Technology or MBA required.
