About the Role

The Maintenance Technician supports an affordable housing community, handling corrective, preventative, routine, emergency, and cosmetic maintenance under the supervision of the Maintenance Supervisor and Community Manager. Responsibilities include responding to work orders, performing pool upkeep, inspecting grounds, managing inventory, and ensuring compliance with safety and policy standards while contributing to make‑ready and on‑call emergency duties. • Attend the property daily and be on‑site as required. • Respond promptly to resident and management work orders for common areas, buildings, and units. • Perform repairs, replacements, and routine maintenance to keep community areas functional. • Schedule and execute maintenance or repair work for unit turn‑over events. • Maintain cleanliness of exterior grounds, breezeways, and common areas. • Conduct swimming pool cleaning, chemical balancing, and log maintenance. • Inspect grounds and structures daily to identify and correct safety hazards. • Implement a preventative maintenance program to extend property lifespan. • Follow Asset Living policies and OSHA safety guidelines in all tasks. • Organize and stock the maintenance shop while adhering to safety standards. • Support hazard communication efforts and promote safe work practices. • Participate in unit inspections as directed by supervisors. • Monitor inventory of equipment and supplies and report discrepancies. • Keep accurate records of service requests, EPA/OSHA compliance, and make‑ready status. • Assist with general upkeep of office, common areas, and model units. • Report violations of community rules to the supervisor or manager. • Respond to on‑call emergencies for the community as needed. • Utilize property resources, equipment, and supplies efficiently. • Deliver excellent customer service and track request response times. • Promote a positive community image to achieve property goals and recognition. • Maintain consistent communication and fairness when dealing with residents. • Enforce community policies delegated by the immediate supervisor.

What You Bring

Candidates must hold a high school diploma or equivalent, possess basic computer skills and knowledge of Fair Housing and OSHA regulations, and have reliable transportation for on‑call emergencies. The role requires frequent physical activity, including lifting 100+‑lb objects, climbing ladders, working in confined spaces, and exposure to varying weather conditions and hazardous chemicals.
