About the Role
The Maintenance Supervisor serves as the on‑site lead of the facilities department, managing all maintenance personnel and daily operations such as work orders, preventative maintenance, groundskeeping, and supply ordering to ensure the property runs smoothly. • Lead and supervise all maintenance staff, ensuring optimal team performance and development • Provide guidance and support to maintenance staff, including training, performance management, and addressing any issues or concerns • Oversee work order system to ensure all work orders are completed in a timely manner • Ensure all reporting guidelines are completed in relation to work orders • Perform manual repairs when necessary (e.g., fix locks, replace windows) • Conduct general upkeep procedures (e.g., landscaping) and other tasks such as painting and carpentry • Assist in department and capex budget preparation and ensure adherence • Plan and schedule repairs • Oversee and verify all third‑party vendor work quality on‑site • Maintain inventory and records for equipment and supplies • Perform basic mechanical maintenance on HVAC, electrical, plumbing, appliances, irrigation, and other systems • Inspect fire life safety systems and schedule repairs as needed • Survey buildings and repair mechanical systems to ensure health and safety compliance • Survey building MEP systems to ensure health and safety standards and schedule repairs as needed • Manage the daily warranty process • Develop and implement a comprehensive maintenance department budget covering repairs, upgrades, and capital improvements • Accurately estimate costs of maintenance and repair work, including labor, materials, and contractor fees • Utilize Transcendnet preventive maintenance program to reduce unexpected repair costs • Ensure compliance with all company policies, procedures, and legal requirements • Uphold brand and company standards, presenting the property exceptionally • Work full on‑site shift and be on‑call as needed • Assist with move‑outs, turn, and move‑ins beyond normal hours • Lift and move objects up to 50 lb regularly, performing bending, stooping, and lifting as required

What You Bring
Ideal candidates will have a high school diploma or equivalent, at least five years of experience in real estate, hotel, or multifamily maintenance, and three years in a supervisory role, along with proven technical skills, basic MEP knowledge, and the ability to obtain a Certified Pool Operator credential quickly. • Be available for additional hours, including evenings, weekends, and overtime • High School diploma or equivalent (preferred) • 5+ years experience in real estate, hotel, or multifamily maintenance • 3+ years supervisory experience • Proven experience as a maintenance technician • Basic understanding of MEP systems; advanced knowledge of HVAC systems • Knowledge of general maintenance methods and processes • Working knowledge of tools, common appliances, and devices • Manual dexterity and problem‑solving skills • Certified Pool Operator (CPO) or ability to obtain within first 3 months • Proficiency with Microsoft Office, Windows, and Apple operating systems • Ability to use a variety of hand and power tools • Capability to work in environmentally and physically challenging conditions • Demonstrated safe work practices and proper use of PPE • Valid driver’s license, insurance, and reliable transportation • Experience with Entrata • Student housing experience • HVAC/EPA certification
