About the Role
The Vice President, Projects role directs and executes senior‑level project management services on assigned, larger and more complex projects. The VP leads a team of professionals, develops and implements strategy, contributes to business growth and demonstrates high energy, risk‑taking and tough decision‑making. Responsibilities include overseeing project implementation through construction completion, managing full‑cycle financials—budgets, forecasts, cash‑flow analysis and cost reporting—and providing construction cost‑benefit analyses. The role covers pre‑construction duties such as programming, design, entitlements, bidding, permitting, consultant and design‑team selection, schedule creation, contractor and vendor selection, as well as ground‑breaking and capital‑improvement programs across multiple sites. Contract negotiations, extensive coordination with architects, client staff, property managers and vendors, on‑site supervision, performance management of vendors and consultants, risk identification, and use of PDS technology are also key duties. The VP trains and develops team members, keeps senior leadership informed of project issues, sources new business and markets JLL’s service offerings, while serving as lead relationship manager for strategic alliance clients and leading a team of four or more. • Direct senior‑level project management and strategic planning for complex real‑estate initiatives. • Control full project lifecycle from pre‑construction planning to on‑site execution and completion. • Administer project finances, including budgets, forecasts, cash‑flow analysis and cost‑benefit assessments. • Negotiate contracts and coordinate with architects, vendors, property managers and client teams. • Supervise vendor and consultant performance, ensuring compliance with project criteria. • Identify and mitigate liability and reputational risks throughout project phases. • Apply PDS technology and make independent operational decisions for assigned projects. • Mentor and develop project staff in firm procedures and best practices. • Lead relationship management for strategic alliance clients and promote JLL service offerings. • Recruit, retain and manage a team of four or more professionals. • Communicate analytical data effectively to internal and external stakeholders. • Manage multiple medium to large ground‑up developments, redevelopments and corporate interior projects.

What You Bring
Candidates must be able to regularly communicate analyzed data to clients and teams, be highly organized with strong analytical and interpersonal skills, and interact effectively with executive‑level external and internal stakeholders. They should be capable of managing several medium and large ground‑up developments, major redevelopments and corporate interior projects, and have proven experience supervising, training and evaluating multiple project managers. A solid working knowledge of accounting, financial reporting, budgeting and scheduling as it relates to corporate real estate is required. Benefits
The estimated total compensation for this role ranges from $150,000 to $200,000 per year, with final packages determined by qualifications, location, market conditions and internal considerations. The position is based on‑site in Poughkeepsie, NY, and applications are accepted on an ongoing basis until a candidate is identified.
