About the Role

The Engineering Operations Manager will oversee all building systems—including fire and life‑safety, MEP and critical utilities—while maintaining comprehensive asset documentation and tracking throughout defect liability periods and maintenance contracts. The role also involves hiring, training and developing shift engineers and maintenance staff, and establishing budgeting controls with rigorous monitoring of SLAs and KPIs for both internal and outsourced services. Key duties include managing vendor quotations and invoices, ensuring timely renewal of agreements, and submitting cost‑sheet approvals and invoices for payment. The manager will drive preventive maintenance programs, conduct risk and root‑cause analyses, implement inventory control, ensure compliance with codes and regulations, and maintain as‑built drawings, emergency response plans and engineering reports. • Oversee fire/life‑safety, MEP and critical utility systems. • Document and track assets in an asset list and during defect liability periods. • Hire, train and develop shift engineers and maintenance personnel. • Establish budgeting controls and monitor SLAs and KPIs for internal and outsourced teams. • Maintain service level agreements and achieve high performance indicator scores. • Renew agreements, submit invoices and follow up on payments promptly. • Review vendor quotations, approve invoices and ensure proper cost‑sheet sign‑offs. • Submit client‑approved cost sheets to JLL and chase outstanding invoices. • Manage engineering operational accounts and support budgeting activities. • Implement asset‑specific maintenance and safety procedures and enforce compliance. • Ensure timely execution of planned preventive maintenance (PPM) and improve programs. • Coordinate activities with contractors, tenants and engineering staff. • Maintain service and repair contracts and oversee their compliance. • Perform risk and root‑cause analysis, creating corrective and preventive action plans. • Administer inventory control for parts procurement and utilization. • Conduct regular inspections of MEP equipment and adjust controls as needed. • Ensure adherence to codes, regulations, government agency requirements and company policies. • Keep the as‑built drawing and transition document library up‑to‑date. • Develop emergency response plans and participate in evacuation drills. • Produce and maintain engineering reports such as DMR and MMR.
