About the Role

The Real Estate Services Agent II supports public or private projects by performing due‑diligence, negotiating acquisitions, reviewing appraisals, preparing market analyses, and maintaining detailed records. The role also involves preparing maps and drawings, drafting real‑estate documents, coordinating with owners, clients, and legal counsel, and managing project teams, budgets, schedules, and subconsultants. Travel in‑state and out‑of‑state may be required. • Conduct pre‑negotiation due diligence on projects, parcels, and property owners and negotiate acquisition rights. • Review appraisals, research comparable properties, and perform quality control of market analysis and waiver valuations per federal/state guidelines. • Verify ownership interests, prepare offer packages, and maintain detailed records of owners, agencies, and project teams. • Produce non‑survey quality maps, drawings, and exhibits to support negotiations with owners. • Communicate effectively with internal staff, external clients, and legal counsel. • Manage time and organization to handle multiple tasks and deadlines. • Review federal, state, local, and private regulations to guide landowners through acquisition/relocation processes. • Perform title research and utility acquisition for permanent and temporary easements. • Research internet sources efficiently and quality‑check engineering plans and legal descriptions. • Draft real‑estate documents including deeds, easements, leases, and purchase agreements. • Document all correspondence with project teams, owners, clients, and subconsultants. • Prepare progress reports and invoices for clients. • Update internal project‑management systems and lead/manage project teams, budgets, and schedules. • Coordinate subconsultant activities and arrange travel as needed.

What You Bring

The position requires at least two years of experience in real estate, right‑of‑way, title, or related fields, a strong ability to work independently, communicate effectively, and manage large volumes of work while complying with federal, state, and industry regulations. Proficiency with Microsoft Office, Project, and GIS tools is expected. • Utilize MS Office (Word, Excel, Outlook, PowerPoint, Power BI) and relational databases such as ArcGIS Online. • AA degree or equivalent experience. • Real‑estate license in good standing (or equivalent as required by law). • Familiarity with databases and GIS tools. • Minimum two years of experience in real estate, right‑of‑way, title, utility coordination, relocation, or property management. • Ability to work independently, handle large workloads, and travel as needed. • Knowledge of federal, state, and industry regulations (FHWA, FAA, FTA, FRA, NEPA, FERC, Uniform Relocation Act). • Strong communication, negotiation, and presentation skills. • Proficiency with Microsoft Office and Project.
