About the Role

The Assistant Community Manager reports to the Community Manager and oversees daily operations and financial functions of a housing community. In this role you will manage rent delinquency and collections, supervise staff, handle leasing, maintenance, administration and risk management, and ensure compliance with company policies, safety and fair‑housing guidelines. • Post payments and income from applicants, residents, and non‑current residents accurately and timely. • Process and reconcile daily accounts receivable. • Monitor bad debt, issue late notices, contact residents/guarantors, and coordinate evictions. • Help the property meet budgeted revenue, expenses, and net operating income. • Post charges to resident and non‑current accounts, including utility bill‑backs. • Execute end‑of‑month closing procedures and generate reports. • Maintain organized resident files and audit records for accuracy. • Walk units, post move‑out charges, statements, and process security‑deposit refunds. • Attend the site daily and use consistent methods to screen, hire, train, coach and develop staff. • Provide ongoing training, counseling and guidance to ensure staff meet Asset Living benchmarks. • Promote teamwork and high performance through supportive leadership. • Enforce compliance with company policies and procedures. • Ensure leasing staff follow effective techniques, close deals, complete documentation and maintain accurate reporting. • Implement marketing strategies outlined in the annual plan. • Address resident complaints, concerns and requests to maintain satisfaction. • Develop and execute resident retention programs such as events, promotions and newsletters. • Show, lease and move in prospective residents efficiently. • Deliver excellent customer service and monitor maintenance request turnaround times. • Conduct regular property inspections to ensure appearance and timely repairs. • Assist in supervising all business functions related to operations. • Manage property resources, equipment and supplies cost‑effectively by obtaining bids and handling vendor performance.

What You Bring

• Require high school diploma; bachelor’s degree preferred; 1‑2 years housing industry experience or equivalent education and training; basic computer skills and knowledge of Fair Housing and OSHA.
