About the Role

The Maintenance Technician supports property maintenance, handling corrective, preventative, routine, emergency and cosmetic tasks, and oversees the make‑ready process under the supervision of the Maintenance Supervisor and Community Manager. • Attend community sites daily and respond promptly to resident or management work orders for common areas, buildings and units. • Perform repairs, replacements, and routine upkeep of community areas and individual units. • Schedule and execute maintenance and repair activities for turnover events and keep the exterior grounds, breezeways and common spaces clean. • Conduct swimming‑pool maintenance, cleaning, and accurate chemical log recording. • Inspect grounds, buildings and amenities daily to identify and correct hazardous conditions. • Follow Asset Living’s policies, maintain a well‑stocked shop, and adhere to OSHA safety standards. • Support the hazard‑communication program and promote safe work practices. • Participate in unit inspections, inventory monitoring and accurate record‑keeping of service requests, EPA/OSHA compliance, preventative maintenance and make‑ready status. • Provide general upkeep and cleaning of offices, common areas and model units. • Report violations of community rules to the Maintenance Supervisor or Community Manager. • Participate in on‑call emergency response and use resources, equipment and supplies efficiently. • Deliver excellent customer service, monitor service‑request turnaround, and maintain consistent resident interactions. • Enforce community policies as delegated by the supervisor.

What You Bring

• Hold a high school diploma or equivalent and possess basic computer skills for on‑site software. • Understand Fair Housing Laws and OSHA requirements. • Meet physical demands such as climbing ladders, lifting objects over 100 lb, working in confined spaces, and handling outdoor weather and hazardous chemicals; availability for overtime, weekends and night‑on‑call emergencies. • Have reliable transportation to fulfill emergency on‑call duties.
