About the Role

The Leasing Manager oversees all leasing and marketing activities, works with the Community Manager to set occupancy goals, and leads the leasing team to ensure effective leasing, marketing, and resident relations. • Lead the leasing team to achieve occupancy targets and execute strategic marketing plans. • Ensure leasing techniques, documentation, and reporting are accurate and up‑to‑date. • Audit lease files for policy compliance and resolve resident complaints to maintain satisfaction. • Develop and run resident retention initiatives such as events, promotions, and newsletters. • Show properties, process leases, and coordinate move‑ins for prospective residents. • Create and manage the annual marketing plan and budget, launching campaigns to drive traffic. • Monitor leasing and renewal performance, organize leasing events, and complete weekly market surveys. • Apply sales and marketing strategies to achieve target closing ratios and budgeted occupancy. • Partner with the Community Manager to recruit, train, coach, and evaluate on‑site staff. • Provide ongoing staff training, counseling, and ensure adherence to company policies. • Oversee customer service responsiveness and maintenance request turnaround. • Conduct regular property inspections to maintain appearance and ensure timely repairs. • Manage vendor bids and resource utilization to control operational costs.

What You Bring

Applicants need at least a high school diploma (a bachelor’s degree or housing‑industry experience is preferred), basic computer and on‑site software skills, and an understanding of Fair Housing and OSHA regulations; the role also requires regular standing, climbing ladders, lifting up to 25 lb, and the ability to work overtime, weekends and in varied weather conditions.
