About the Role
The Maintenance Technician supports all aspects of property upkeep, including corrective, preventative, routine, emergency, and cosmetic maintenance, as well as the unit make‑ready process, under the direction of the Maintenance Supervisor and Community Manager. • Respond promptly to resident and management work orders for common areas, buildings, and units. • Perform corrective, preventative, and emergency repairs, including swimming‑pool maintenance and chemical logging. • Assist with scheduling and execution of unit turn‑around (make‑ready) events. • Clean and maintain exterior grounds, breezeways, and communal spaces daily. • Conduct daily inspections to identify and correct hazardous conditions. • Maintain the preventative‑maintenance program to extend property life and reduce future repairs. • Keep the maintenance shop organized, stocked, and compliant with OSHA and safety standards. • Support hazard‑communication efforts and promote safe work practices. • Monitor inventory of tools and supplies, reporting needs to the supervisor. • Accurately record service requests, EPA/OSHA compliance, and make‑ready status. • Provide excellent customer service, ensuring consistent resident interactions and policy enforcement. • Participate in on‑call emergency response and after‑hours duties as required. • Follow Asset Living policies, Fair Housing and OSHA regulations.
