About the Role
The Maintenance Supervisor oversees all maintenance operations for a community, working closely with the Community Manager to handle service requests, preventative maintenance, staff and vendor coordination, safety compliance, and resident relations. The role requires daily onsite presence, inventory management, emergency on‑call availability, and leadership of maintenance personnel. • Coordinate and respond to resident and management work orders, ensuring timely repairs and replacements in common areas and units. • Conduct daily inspections of grounds, buildings, and community features to identify and correct hazardous conditions. • Manage maintenance inventory, order supplies, and uphold budget guidelines set by the Community Manager. • Implement and maintain a preventative maintenance program to extend asset life and reduce future repairs. • Keep the maintenance shop organized, stocked, and compliant with OSHA safety standards and hazard communication policies. • Supervise, train, schedule, and evaluate maintenance staff, providing daily guidance and performance feedback. • Deliver excellent customer service, monitor service request turnaround, and uphold consistent resident interactions. • Participate in on‑call emergency response, unit inspections, and oversee construction, rehabilitation, and make‑ready activities. • Ensure compliance with EPA, OSHA, and Fair Housing regulations in all maintenance operations. • Maintain accurate records of service requests, preventative maintenance, EPA/OSHA compliance, and work‑in‑progress status.

What You Bring
Candidates must have a high school diploma or equivalent, EPA and CPO certifications (HVAC preferred), basic computer skills, and knowledge of Fair Housing and OSHA regulations. Physical demands include frequent lifting of objects over 100 lb, working in confined spaces, and the ability to work overtime, weekends, and nights for emergencies.

Benefits
Compensation includes an hourly wage of $23–$24 plus a comprehensive benefits package with medical, dental, vision, life, disability, 401(k) matching, paid sick days, holidays, and potential commission or performance bonuses. Reliable transportation is required for emergency call‑outs.
