About the Role
The Maintenance Manager will lead the maintenance and preventive‑maintenance programs for one or more assigned communities, overseeing building systems such as HVAC, electrical, plumbing, carpentry, major appliances, and amenities. Responsibilities include ensuring compliance with AVB operational standards, relevant laws, and regulations, conducting property visits, and working with on‑site supervisors to boost performance. The role also requires on‑call availability and timely response to emergencies.

What You Bring
• Valid driver’s license and automobile insurance (if applicable). • 3‑5 years of apartment maintenance with strong HVAC, electrical, plumbing, appliance, carpentry, emergency‑system, flooring, masonry, painting, water‑feature, fitness equipment, and waste‑management knowledge; basic understanding of boilers, chillers, chill towers, sprinklers, and steam systems. • Complete knowledge of emergency systems, shutoffs, locations, and operation sequences. • Minimum 2 years of people‑management experience, with ability to supervise, coach, and develop associates. • EPA Type I/II certification (if applicable). • Certified Pool Operator (CPO) certification (if applicable). • On‑call availability with response within 1 hour of dispatch. • Strong communication skills with associates, residents, and vendors to uphold customer‑service standards. • Consistent reporting of time worked and schedule adherence.
