About the Role

The Community Manager serves as the on‑site leader of a housing community, reporting to the Regional Manager and overseeing all aspects of daily operations. Responsibilities span personnel, leasing, maintenance, finance, administration, and risk management to ensure compliance with company policies and regulatory standards. The role requires regular on‑site presence and the ability to guide staff toward high performance and resident satisfaction. • Supervise on‑site staff, handling hiring, training, coaching, and performance management. • Develop and manage annual operating budgets and forecasts to maximize net operating income. • Create and execute yearly marketing and leasing strategies to achieve optimal occupancy. • Address resident complaints, implement retention programs, and maintain high resident satisfaction. • Oversee administrative reporting, rent collection, vendor invoice processing, and timely financial close‑out. • Lead the emergency response team, coordinating property emergencies to minimize liability. • Direct maintenance, construction, and rehabilitation activities, ensuring quality and timely completion. • Ensure compliance with Asset Living policies, fair housing regulations, OSHA standards, and affordable‑housing program requirements. • Maintain regular on‑site attendance and adhere to company directives for staff screening and development.

Reasonable accommodations are available for individuals with disabilities to perform essential functions. • Minimum two years experience with affordable housing programs such as LIHTC, HUD Section 8, USDA Rural Development, etc. • Preferred certifications include Affordable Housing Accreditation (HCCP, HCP‑E, COS, BOS, TCS, CPO), CAM, or ARM. • High school diploma required; bachelor’s degree or four years housing‑industry experience preferred. • Demonstrate basic computer skills and ability to operate on‑site software platforms. • Ability to lift up to 25 lb and perform regular standing, walking, and occasional stooping or crawling tasks. • Reliable personal transportation required for on‑call emergency duties.
