About the Role
The Maintenance Technician assists in corrective, preventive, routine, emergency, and cosmetic maintenance, and supports the make‑ready process under the supervision of the Maintenance Supervisor and Community Manager. • Attend property daily and respond promptly to resident and management work orders for common areas, buildings, and units. • Perform corrective, preventive, routine, emergency, and cosmetic maintenance, including swimming pool care and chemical logging. • Assist with unit make‑ready and turnover tasks, coordinating scheduling and cleanup of interiors and exteriors. • Conduct daily inspections of grounds, buildings, and amenities to identify and correct safety hazards. • Maintain the preventive maintenance program and ensure repairs extend property lifespan. • Keep the maintenance shop organized, stocked, and compliant with OSHA and Asset Living policies. • Support the hazard communications program and promote safe work practices. • Track service requests, preventive maintenance, make‑ready status, and inventory accurately. • Provide excellent customer service, monitor request turnaround, and enforce community policies. • Participate in on‑call emergency response and report any rule violations. • Perform general upkeep of office, common areas, and model units. • Use property resources, equipment, and supplies economically.

What You Bring
• Possess a high school diploma or equivalent and basic computer skills for on‑site software. • Understand Fair Housing Laws and OSHA requirements. • Able to lift and move objects 100+ lb, climb ladders, work in confined spaces, and operate power tools and vehicles. • Available for overtime, weekends, night hours, and on‑call emergencies; reliable transportation required.

Benefits
Compensation ranges from $20 to $25 per hour and is based on skill set, training, and experience; the total rewards package includes medical, dental, vision, life, disability insurance, 401K matching, performance bonuses, paid sick days, and company holidays.
