About the Role
The Operating Engineer is responsible for ensuring efficient operation and maintenance of mechanical, electrical, and plumbing systems across assigned properties. This includes maintaining a clean and safe work environment, performing routine rounds, and conducting assessments to support building performance. • Perform plumbing, electrical, and HVAC work for assigned buildings. • Maintain heating equipment, chillers, DX units, pumps, cooling towers, fan coil units, VAV, and air distribution systems. • Monitor and adjust mechanical/pneumatic equipment, steam stations, control gauges, valves, thermostats, and diffusers. • Verify field conditions and execute necessary repairs or adjustments. • Monitor energy management systems. • Repair doors, ceilings, hand railings, floors, and other general property components. • Repair plumbing fixtures such as water closets, urinals, flush valves, and lavatories. • Conduct preventive maintenance per C&W standards, including filter changes, coil cleaning, bearing lubrication, belt adjustments, and chemical treatment of water systems. • Inspect engine rooms, fan rooms, cooling towers, motors, pumps, generators, fire pumps, sump and ejector pumps; replace lamps, fixtures, signage, and ensure clear spaces. • Ensure emergency exit signs and lights operate, maintain clear egress routes, and perform fire/life safety inspections per NFPA and local codes. • Document and report activities to supervisor. • Respond promptly to emergencies (fire, evacuation, equipment failures) and customer concerns. • Adhere to all codes, regulations, and company directives; practice safe work habits. • Follow C&W uniform dress code and maintain a neat appearance. • Move between departments, floors, and properties as needed.

What You Bring
The position works in a professional office setting while regularly traveling between multiple properties, often in varying weather conditions. Standard office equipment such as computers, phones, and photocopiers are used for reporting and communication. The role requires physical stamina to lift heavy equipment, climb, stoop, and perform tasks at heights or in confined spaces. Employees must follow safety protocols, wear proper attire, and complete mandatory safety training each year. • Complete required C&W safety training annually. • Technical proficiency. • Multi‑tasking. • Sense of urgency. • High School diploma or GED equivalent. • Preferred: graduate of an apprenticeship program or trade school. • Minimum 5 years operating mechanical, electrical, and plumbing systems in commercial properties. • Appropriate trade license/permit (e.g., Journeyman/Master Electrician, Refrigeration Certificate, High Pressure Boiler/Steam). • May need Universal Technician certification for CFCs. • Valid driver’s license with good record. • Basic computer skills (Outlook, Excel, Word). • Experience with HVAC, boilers, heaters, pumps, refrigerant systems, compressors, water systems. • Knowledge of energy management systems and techniques. • Comprehensive knowledge of building systems operations, maintenance, and repair. • Ability to work solo on duty, handle extended overtime, shift work, and on‑call responsibilities. • Ability to stoop, stand, climb, and lift minimum 50 lb equipment safely. • Regular crouching, reaching, and bending to install/move equipment. • Communicate clearly verbally. • Read and understand oral and written information. • Use vision to read printed material, drawings, and schematics.
