About the Role

The Community Manager oversees all operations of an on‑site housing community, reporting to the Regional Manager and managing personnel, leasing, maintenance, financial, administrative and risk‑management functions. Key duties include personnel management (recruiting, training, scheduling, performance handling), financial oversight (budgeting, rent collection, invoice coding, cost control), strategic leasing (marketing plans, lease execution, resident retention), and administrative/maintenance supervision (reporting, emergency response, property appearance, vendor coordination). • Screen, hire, train, and coach on‑site staff using company directives. • Develop and maintain weekly/daily schedules for office and maintenance teams. • Address performance issues, document actions, coordinate with HR, and manage terminations when necessary. • Create annual operating budgets and forecasts to maximize net operating income. • Monitor rent collection, deposit reconciliation, and timely coding of vendor invoices. • Implement cost‑control measures and identify revenue‑enhancing opportunities. • Design and execute yearly marketing plans to drive leasing activity. • Ensure leasing processes—including showings, lease signing, and documentation—are accurate and timely. • Resolve resident complaints and implement retention programs such as events and newsletters. • Oversee emergency response protocols and coordinate property emergency handling. • Supervise maintenance, construction, and rehabilitation projects to ensure quality and timeliness. • Conduct regular property inspections to maintain appearance and address repairs promptly. • Maintain compliance with Fair Housing and OSHA regulations.

What You Bring

Candidates need a high school diploma or equivalent (bachelor’s degree preferred) with relevant housing experience, CAM or ARM certification preferred, proficiency in on‑site software, and basic knowledge of Fair Housing and OSHA requirements. The role requires physical stamina for standing, moving, lifting up to 25 lb, climbing ladders, operating equipment, and the ability to work overtime, weekends, nights and be on‑call; reliable transportation is essential. • Possess reliable transportation for on‑call emergency duties.
