About the Role

The Maintenance Director leads all community maintenance operations, manages building systems and preventive maintenance programs in a 24/7 environment, and handles service requests through TELS. The role also includes hands‑on work such as plumbing, electrical, carpentry, and painting, while ensuring OSHA and MSDS safety standards, life‑safety protocols, and disaster preparedness. In addition to supervising and training a small maintenance team, the director manages the departmental budget, collaborates with other department heads, and contributes to overall community operations. • Lead community maintenance operations and ensure fire/safety and aesthetic standards. • Manage building systems and preventive maintenance programs 24/7/365. • Process service requests via TELS for efficient work order tracking. • Perform hands‑on maintenance including plumbing, electrical, carpentry, and painting. • Ensure compliance with OSHA and MSDS safety standards. • Oversee life safety protocols such as fire drills, elopement response, and disaster preparedness. • Supervise, train, and motivate a small maintenance team. • Manage departmental budget to meet financial goals. • Collaborate with other department heads to enhance community operations.

What You Bring

• High school diploma or equivalent (required). • 5+ years progressive maintenance experience (electrical, plumbing, carpentry); senior living preferred. • PTAC repair experience; HVAC certification preferred. • Experience managing budgets and maintenance operations. • Knowledge of hazardous materials (MSDS) and life safety planning. • Ability to lead, train, develop, and motivate staff. • Valid driver’s license with a safe driving record.
