About the Role
ABM is seeking a Project Manager of Operations to own facility maintenance at client sites and lead operational and administrative activities. The role oversees recruiting, safety, productivity, budgeting and quality of operations while maintaining effective cost‑control measures. • Establish and maintain strong client relationships with assigned accounts. • Identify opportunities and lead the team to implement positive process changes. • Promote a strong safety culture and safe work environment. • Recruit, manage, and lead a professional team with focus on continuous improvement. • Motivate and develop the team while supporting organizational change. • Ensure work assignments and schedules meet departmental, facility, and contractual needs; plan and assign schedules to achieve service delivery expectations. • Perform quality assurance inspections to meet or exceed standards. • Adapt team and vendor plans to address operational challenges. • Conduct time studies to optimize tasks, schedules, and staff allocation. • Drive performance management via reviews, clear expectations, coaching, and disciplinary action as needed. • Handle special projects and other assigned duties. • Manage a project scheduler/planner and a team of five technicians across the area. • Oversee all aspects of the client’s facility physical infrastructure. • Ensure all work is performed to high quality without impacting internal or external customers. • Manage the team that includes the planner/scheduler and mobile technicians. • Oversee development and accuracy of site‑level operating procedures and documentation. • Supervise and, when needed, escalate ABM’s response to after‑hours emergencies at assigned facilities. • Efficiently manage the operations budget and expenditures for assigned contracts. • Manage complete physical assets for operation and maintenance of client infrastructure equipment and systems. • Serve as single point of contact for all facility‑related issues, including schedules, new business, projects, budgets, expansion, and staffing. • Oversee preventive maintenance inspections and provide guidance on issue resolution. • Apply technical knowledge of critical electrical and mechanical systems to prioritize, assign, track, and trend equipment history. • Audit CMMS databases for accuracy and completeness, produce required reports, and control system access and credentials. • Ensure compliance with customer SLA parameters and change control activities; review and approve system changes that could impact operations. • Set, review, and approve employee work schedules; audit and process employee time and payroll. • Ensure projects are completed to client satisfaction, managing budgets, schedules, KPIs, and contract requirements. • Verify ABM training expectations are met and audit the process monthly. • Identify, vet, and approve all subcontractors performing on‑site work. • Develop PM contract scopes of work and ensure contract terms are fulfilled.

What You Bring
Education: Bachelor’s degree or equivalent experience; professional certifications such as BOMI, IFMA, APWA or similar facility‑maintenance credentials are preferred. Requirements include 3–5 years of general contractor, construction, electrical or plumbing experience, with at least 2 years in a management role, the ability to adjust work schedules as needed, and a valid state driver’s license.

Pay: $80K+ DOE. The salary range will vary based on the applicant’s experience, skills, abilities, geographic location and alignment with market data.
