About the Role
The Maintenance Technician supports property maintenance operations, handling corrective, preventive, routine, emergency, and cosmetic work, and assists with make‑ready processes under the supervision of the Maintenance Supervisor and Community Manager. • Respond promptly to resident and management work orders for common areas, buildings, and units. • Perform corrective, preventive, routine, emergency, and cosmetic maintenance tasks. • Execute make‑ready processes and assist with unit turnover events. • Maintain swimming pools, log chemicals, and ensure accurate chemical records. • Conduct daily inspections of grounds, buildings, and community features to identify and address safety hazards. • Uphold the preventative maintenance program to extend property life and reduce future repairs. • Keep the maintenance shop organized, stocked, and compliant with OSHA and safety standards. • Assist the supervisor with hazard communication, inventory monitoring, and safety training. • Participate in on‑call emergency response and report community rule violations. • Deliver excellent customer service, monitor request turnaround, and enforce community policies. • Attend daily on‑site work, assist with exterior clean‑up, and support office and model unit upkeep. • Record service requests, EPA/OSHA compliance, make‑ready status, and work progress accurately. • Meet physical demands including climbing ladders, lifting 100+ lb objects, working in confined spaces, and handling outdoor weather conditions.
