About the Role

The Maintenance Technician supports the property’s maintenance processes—including corrective, preventative, routine, emergency, and cosmetic work—and assists with the make‑ready process under the supervision of the Maintenance Supervisor and Community Manager. • Attend community daily and respond promptly to resident and management work orders. • Perform repairs and replacements in common areas, buildings, and units. • Assist with scheduling and execution of maintenance turn events and make‑ready processes. • Maintain exterior grounds, breezeways, common areas, and swimming pool, including accurate chemical logs. • Conduct daily inspections to identify and correct hazardous conditions. • Implement preventative maintenance to extend property lifespan and reduce future repairs. • Keep the maintenance shop organized, stocked, and compliant with safety and OSHA standards. • Support hazard communication program and promote safe work practices. • Participate in unit inspections and monitor inventory of equipment and supplies. • Record service requests, EPA/OSHA compliance, preventative maintenance, and make‑ready status. • Provide general upkeep of office, common areas, and model unit. • Report violations of community rules to the supervisor or manager. • Participate in on‑call emergency response for the community. • Deliver excellent customer service and monitor request turnaround times. • Uphold a favorable community image and consistently enforce policies. • Maintain reliable transportation for emergency on‑call duties.

• Require high school diploma, basic computer skills, and knowledge of Fair Housing and OSHA regulations. • Physical ability to lift 100+ lbs, climb ladders, work in confined spaces, and handle overtime/on‑call schedules.

Benefits
