About the Role

The Maintenance Technician supports an affordable‑housing community by handling corrective, preventative, routine, emergency, and cosmetic maintenance tasks, as well as assisting with the make‑ready process under the supervision of the Maintenance Supervisor and Community Manager. • Attend the property daily and respond promptly to resident and management work orders for common areas, buildings, and units. • Perform corrective, preventative, routine, emergency, and cosmetic maintenance, including swimming‑pool care and chemical logging. • Assist with unit make‑ready tasks, scheduling and execution of turnover repairs, and general upkeep of common areas and offices. • Conduct daily inspections of grounds, structures, and amenities to identify and correct hazards or liability concerns. • Maintain the preventative‑maintenance program and ensure compliance with Asset Living policies, OSHA and EPA standards. • Keep the maintenance shop organized, stocked, and safe; monitor inventory of equipment and supplies. • Document service requests, maintenance activities, EPA/OSHA compliance, and make‑ready status accurately. • Provide excellent customer service, monitor request turnaround, and uphold community policies. • Participate in on‑call emergency response and on‑site clean‑up as needed. • Follow fair‑housing laws and maintain knowledge of relevant regulations. • Meet physical demands such as climbing ladders, handling 100‑lb objects, working in confined spaces, and operating power tools.
