About the Role
The Maintenance Technician supports all aspects of property upkeep, including corrective, preventive, routine, emergency, and cosmetic maintenance, as well as the make‑ready process under the direction of the Maintenance Supervisor and Community Manager. Key responsibilities include daily site attendance, responding to work orders, maintaining common areas and exterior grounds, performing pool care, inspecting for hazards, managing preventative maintenance programs, and ensuring the maintenance shop complies with safety standards. • Attend the site daily and respond promptly to resident and management work orders for common areas, buildings, and units. • Perform corrective, preventive, routine, emergency, and cosmetic maintenance tasks. • Execute make‑ready processes and assist with scheduling and completing turn events. • Maintain exterior grounds, breezeways, and common areas with daily clean‑up. • Conduct swimming pool maintenance, cleaning, and accurate chemical logging. • Inspect grounds and facilities daily to identify and correct hazards or liability concerns. • Manage a preventative maintenance program to extend property life and reduce future repairs. • Keep the maintenance shop organized, properly stocked, and compliant with OSHA safety standards. • Support the hazard communications program and promote safe work practices. • Participate in unit inspections and monitor inventory of equipment and supplies. • Record service requests, EPA/OSHA compliance, maintenance activities, and make‑ready status accurately. • Assist with upkeep and cleaning of offices, common areas, and model units. • Report community rule violations to the Maintenance Supervisor or Community Manager. • Participate in on‑call emergency response as required. • Provide excellent customer service, monitor service request turnaround, and enforce community policies. • Maintain reliable transportation for emergency on‑call duties.

What You Bring
Candidates must have a high school diploma or equivalent, basic computer proficiency for on‑site software, and familiarity with Fair Housing Laws and OSHA regulations. The role requires physical ability to climb ladders, lift items over 100 lb, work in confined spaces, and be available for overtime, weekends, and on‑call emergencies, with reliable transportation needed for emergency response. • Hold a high school diploma or equivalent and possess basic computer skills for on‑site software. • Understand Fair Housing Laws and OSHA requirements. • Ability to climb ladders, stairs, and work in confined spaces while lifting objects over 100 lb. • Available for overtime, weekends, and night hours for on‑call emergencies.
