About the Role

The Community Manager oversees all aspects of a housing community’s operations under the Regional Manager’s supervision, including personnel, leasing, maintenance, financial, administration, and risk management. This on‑site leader ensures compliance with Asset Living policies, safety standards, fair‑housing guidelines, and liability considerations. Key duties span personnel management—recruiting, training, scheduling, and performance coaching—financial stewardship—budget creation, rent collection, vendor invoice reconciliation, and NOI optimization—strategic leasing—marketing plans, resident retention programs, and lease execution—and administrative/maintenance oversight—accurate reporting, emergency response, service request turnaround, and property upkeep. • Recruit, train, coach, and schedule on‑site staff while handling performance issues and ensuring policy compliance. • Develop and manage annual operating budgets, monitor rent collections, and control costs to maximize net operating income. • Create and execute yearly marketing and leasing strategies, handle resident complaints, and implement retention initiatives. • Oversee accurate administrative and leasing reporting, lead emergency response teams, and ensure timely maintenance repairs. • Maintain adherence to Fair Housing Laws, OSHA requirements, and Asset Living’s operational standards.

What You Bring

Candidates must have at least two years of experience with affordable‑housing programs such as LIHTC or HUD, a high school diploma (bachelor’s degree preferred), and preferably a Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) credential. They should be proficient with on‑site software, possess basic computer skills, understand Fair Housing and OSHA regulations, and have reliable transportation for on‑call emergencies. • Minimum 2 years experience with affordable‑housing programs (e.g., LIHTC, HUD) and high school diploma; bachelor’s degree or CAM/ARM certification preferred. • Proficient in on‑site property management software and basic computer applications. • Possess reliable transportation to meet emergency on‑call responsibilities.

Benefits
