About the Role

The Lead Operating Engineer ensures the efficient operation and maintenance of mechanical, electrical, and plumbing systems for assigned facilities. Often acting as the sole engineer on site, this role may also supervise maintenance staff depending on the size and complexity of the building. Daily duties include overseeing system performance, performing preventive maintenance, coordinating with external contractors, managing inventory, and responding promptly to emergencies and customer concerns. The engineer prepares monthly operation reports, adheres to all codes and safety regulations, and completes required corporate safety training while maintaining a professional appearance. • Conduct daily operations and maintenance of mechanical, electrical, and plumbing systems. • Supervise and assign tasks to maintenance staff when applicable. • Perform preventive maintenance tasks such as filter changes, motor lubrication, lamp replacement, belt inspection, bearing replacement, and shaft alignment. • Recommend improvements to the preventive maintenance program. • Develop and maintain building‑specific maintenance procedures. • Coordinate maintenance activities with external contractors and technicians. • Maintain stock and inventory control. • Respond immediately to emergencies (fire, evacuation, equipment failure) and customer concerns. • Ensure compliance with codes, regulations, and company directives; practice safe work habits. • Provide monthly building operation reports to management. • Adhere to C&W uniform dress code and maintain a neat appearance. • Maintain a valid EPA Section 608 Universal certification for CFC/HFC refrigerants.

What You Bring

Candidates must have at least five years of trade experience with mechanical, electrical, and plumbing systems in commercial properties, a high school diploma or GED, and preferably completion of an apprenticeship or trade school program. Required credentials include relevant trade licenses, an EPA Section 608 Universal refrigerant certification, a valid driver’s license, and basic proficiency with Outlook, Excel, and Word. The position demands physical ability to stoop, stand, climb, and lift a minimum of 50 lb, as well as the flexibility to work in varying weather conditions, on shifts, and on call for priority situations. Effective communication and the ability to read technical schematics are essential for safe and efficient performance. • Complete required C&W safety training annually. • Demonstrate strong oral and written communication skills. • Exhibit excellent organizational abilities. • Possess technical proficiency in building systems. • Apply problem‑solving and analytical skills. • Minimum five years of trade experience operating mechanical, electrical, and plumbing systems in commercial properties. • Hold appropriate trade licenses/permits (e.g., Journeyman/Master Electrician, City Licenses, Operator’s License, Steam Engineer License). • Possess a valid driver’s license with a good driving record. • Demonstrate basic computing skills in Outlook, Excel, and Word. • Experience with HVAC, boilers, heaters, pumps, refrigerant systems, compressors, and water systems. • Knowledge of energy management systems and techniques. • Thorough knowledge of building systems operation, maintenance, and repair. • Ability to stoop, stand, climb, and lift at least 50 lb repeatedly. • Capability to crouch, reach, and install/move equipment using bending and lifting techniques. • Ability to communicate clearly and read technical documents and schematics.
