About the Role

You will lead a team delivering reactive repairs and planned maintenance across occupied social housing properties, ensuring homes are safe, compliant and ready for residents while supporting a strong pipeline of work in the area. The role demands regular site visits, resource allocation, health and safety compliance, quality inspections, and coordination with residents, clients, subcontractors and suppliers to meet service targets and contractual obligations. • Supervise day‑to‑day delivery of planned and reactive maintenance across occupied properties. • Conduct regular site visits to monitor progress, resolve issues and ensure resident satisfaction. • Allocate resources and operatives to meet service targets and contractual obligations. • Manage work schedules and priorities to minimise disruption to residents. • Ensure full compliance with Health & Safety regulations, COSHH and company procedures. • Perform quality inspections and implement corrective actions as needed. • Lead, coach and manage a team of operatives, handling performance, training and HR policies. • Monitor and maintain company assets such as vehicles, tools, PPE and van stock. • Oversee material usage and procurement for cost‑effective operations. • Use system reports to track performance, resource deployment and asset condition. • Act as primary contact for residents, delivering professional communication and issue resolution. • Liaise with client representatives, subcontractors and suppliers to coordinate service delivery. • Support contract mobilisation, compliance audits and service improvement initiatives. • Assist with budget control, forecasting and identifying operational efficiencies. • Provide cover for other supervisors during absences or peak periods.

What You Bring

Successful candidates will have prior supervisory experience in housing or property maintenance, a relevant City & Guilds qualification, a full UK driving licence, and strong knowledge of health and safety, COSHH and schedule of rates, alongside excellent people‑management and communication skills. • Proven experience as a Maintenance Supervisor or similar role in housing/property maintenance. • City & Guilds (or equivalent) qualification in a relevant trade discipline. • Full, valid UK driving licence and ability to meet vehicle entitlement criteria. • Strong understanding of Health & Safety regulations, including COSHH. • Working knowledge of Schedule of Rates. • Excellent interpersonal, communication and customer‑focus skills. • Effective people‑management with ability to mentor and develop teams. • Strong planning, organisational and decision‑making abilities under pressure. • IT literate with confident oral and written communication.

The position is a full‑time, permanent Maintenance Supervisor based in Brent, Northwest London, offering a salary up to £43,710 per annum plus a company van and fuel card for a 42.5‑hour week (Monday‑Friday, 8‑5).
