About the Role

• Prepare and supervise apartments for occupancy (painting, drywall, trash out, mechanical, plumbing, electrical repairs). • Assign and complete resident service requests daily. • Oversee repairs of electrical, plumbing, boilers, hot water heaters, HVAC systems, and appliances. • Perform carpentry, drywall, and interior/exterior painting projects. • Clean and supervise pools, monitor chemical balance, and maintain required logs. • Conduct pre‑move‑out inspections with the Community Director. • Schedule make‑readies and service requests with staff and vendors. • Maintain daily grounds, including trash removal, pet waste stations, and walkway sweeping. • Manage property improvements and preventive maintenance tasks promptly. • Document replacements, purchases, and warranty information accurately. • Prioritize daily tasks for maintenance and housekeeping associates. • Manage vendor relationships for pricing, quality, and service. • Reorder inventory supplies within budget parameters. • Participate in on‑call rotation as scheduled. • Use personal vehicle to respond to service requests and pick up supplies. • Ensure market‑ready apartments, common areas, and amenities meet quality standards. • Work outdoors in all weather conditions and stand for entire shifts. • Complete tasks safely and efficiently in a fast‑paced environment. • Adhere to Weidner’s mission, policies, Fair Housing, and applicable laws. • Maintain punctual attendance, dress code, and professional appearance.

What You Bring

In this role you will own all aspects of maintenance, grounds, housekeeping, and curb appeal for the community, leading a maintenance team. Success requires effective time management, attention to detail, trustworthy teamwork, and pride in work, while delivering excellent customer service to residents, associates, and vendors. Candidates must have at least one year of maintenance experience, strong mechanical aptitude, and the physical ability to lift 80 lb, carry up to 200 lb, and work in all weather conditions. Desired certifications include HVAC, CPO, EPA, and CAMT, and proficiency with Microsoft Office and property‑management software such as Yardi or Paycom is preferred. A valid driver’s license, personal vehicle, and compliance with background‑check and drug‑testing policies are required. • Minimum 1 + year of maintenance experience required. • Strong mechanical aptitude required. • Ability to lift 80 lb, carry up to 200 lb with a dolly, and climb ladders and multiple flights of stairs. • Knowledge of electrical, plumbing, carpentry, pool, appliance, building, irrigation, and HVAC systems. • HVAC, CPO, EPA certifications desired; CAMT designation preferred. • Communicate directions clearly in person, phone, email, and text. • Proficient in Microsoft Office; Yardi and Paycom experience preferred. • Work independently or within a team, including after‑hours as needed. • Valid driver’s license, reliable personal vehicle, and insurance required. • Agree to background check and voluntary drug testing. • Working knowledge of English; detail‑oriented and organized.
