About the Role

The Facilities Manager (FM) reports to the Hub Lead and is responsible for managing all aspects of facilities service as defined in the contract scope. This role ensures service delivery at assigned client sites, meets contractual Key Performance Indicators and Service Level Agreements, and provides operational leadership to achieve regional account objectives while maintaining client and tenant satisfaction. Key duties include developing property‑specific operating strategies, overseeing their implementation, coordinating service providers, contractors, and building staff, and providing 24/7 emergency support. The FM drives workplace innovation, creates user‑friendly processes, manages the ticket‑management tool, assists with space planning, and prioritises customer needs with empathy. People management responsibilities involve supervising engineers and maintenance staff, handling hiring, training, and development, managing engineering operational accounts, and establishing preventive maintenance programs. The FM conducts regular inspections, ensures compliance with codes and safety regulations, administers warranties, controls inventory, and leads risk‑management and incident‑reporting activities. The FM proactively engages stakeholders and clients to build strong relationships, deliver high levels of customer service, and understand employee needs before they are requested. Collaboration with internal and external teams ensures smooth transactions, teamwork, and performance excellence. Financial duties include preparing the site operational budget, forecasting monthly and quarterly expenses, monitoring spend against budget, managing invoices, and overseeing procurement and vendor performance. The FM ensures all purchases follow client procurement guidelines and JLL best practices. Additional activities encompass developing engaging user initiatives, conducting cross‑site audits, maintaining 24/7 site operations, and implementing streamlined building procedures. The role is based on‑site in Bengaluru, India, with a scheduled 48‑hour work week. JLL promotes diversity, uses AI for recruitment insights, and upholds strict privacy and equal‑opportunity policies. • Deliver facilities services meeting client KPIs and SLA targets. • Develop and implement building procedures, performance measures, and preventive maintenance programs. • Coordinate service providers, contractors, and building staff to ensure smooth operations. • Provide 24/7 emergency call support and on-site attendance. • Manage ticketing system to achieve response time KPIs. • Supervise, hire, train, and develop engineers and maintenance personnel. • Conduct regular inspections of mechanical, electrical, and other equipment systems. • Ensure compliance with local codes, regulations, and company safety standards. • Oversee asset warranties, inventory control, and procurement of parts and supplies. • Engage stakeholders and clients proactively to maintain high satisfaction. • Prepare and monitor site operational budgets, forecasts, and invoice processing. • Manage vendor performance, purchase orders, and adherence to procurement guidelines. • Lead user-experience initiatives and organize engagement activities. • Perform risk-management audits and incident reporting.
