About the Role

The Project Manager will maintain a comprehensive understanding of building assessment requirements, including forensic investigations, documentation, and building commissioning, and will produce asset management reports according to client standards while supporting and coordinating with internal and external consultants and senior management. Key impacts include staying current with AAMA and ASTM testing standards, pursuing relevant certifications, applying codes and standards in documentation, overseeing contract implementation during construction, developing Owner Project Requirements, reviewing and coordinating structural, MEP, and architectural documents, identifying deficiencies, and contributing to contracts and proposals. • Conduct building envelope assessments, forensic investigations, and commissioning. • Prepare asset management reports per client standards. • Coordinate with internal and external consultants and support senior management. • Stay updated on AAMA and ASTM testing standards and pursue related certifications. • Apply applicable codes and standards in project documentation. • Oversee contract implementation during construction phases. • Develop Owner Project Requirements (OPR) aligning with client standards. • Review and coordinate structural, MEP, and architectural construction documents. • Identify and resolve deficiencies in contract documents. • Contribute to the creation of contracts and proposals.

What You Bring

BEAM Professionals brings over 30 years of experience designing and maintaining exterior building envelope components for K‑12 schools, higher education institutions, municipalities, corporate and commercial clients, and sports facilities. The firm combines design expertise, deep understanding of building procedures, and hands‑on execution to deliver projects that reflect clients' missions and values. Candidates must have at least five years of experience in construction document drafting or building envelope installation, knowledge of OSHA certification requirements (or willingness to obtain them), strong communication skills with consultants and client executives, familiarity with RFP/RFQ processes, excellent written and verbal abilities, the ability to travel within the market area, and the physical capability to work at heights and lift over 30 pounds. Preferred qualifications include IIBEC credentials (RRO, REWO), bilingual proficiency in English and Spanish, proficiency with drafting software such as Bluebeam, Autodesk, and Microsoft Office Suite, and experience with AAMA or ASTM field testing as a field technician. • Minimum 5 years experience in construction document drafting or building envelope installation. • Knowledge of OSHA certification requirements or willingness to obtain certification. • Strong communication skills with consultants, field technicians, and client executives. • Familiarity with RFP/RFQ processes and contract language. • Ability to travel within the market area and perform physical tasks (climb ladders, work at heights, lift 30+ lbs). • Preferred IIBEC credentials (RRO, REWO) and bilingual proficiency in English and Spanish. • Proficiency with Bluebeam, Autodesk, and Microsoft Office Suite. • Experience with AAMA or ASTM field testing as a field technician.
