About the Role

The Maintenance Supervisor oversees all maintenance functions for a community, including daily attendance, service request coordination, preventative maintenance, and safety compliance. Working closely with the Community Manager, the supervisor directs staff and vendors, manages inventory, conducts inspections, and ensures timely resolution of resident issues. The role also involves supervising, training, and evaluating maintenance personnel while fostering a positive resident experience. • Oversee daily maintenance operations, service requests, and preventative maintenance. • Coordinate and schedule work orders, ensuring timely response to resident and management requests. • Inspect grounds and buildings daily to identify and correct hazardous conditions. • Manage inventory of maintenance supplies within budget constraints. • Maintain a well‑organized, stocked shop following OSHA safety standards. • Conduct unit inspections and maintain accurate service records. • Supervise, train, and schedule maintenance staff, providing daily performance feedback. • Evaluate staff performance and deliver coaching in line with Asset training benchmarks. • Deliver excellent customer service, monitoring request turnaround times. • Enforce community policies and promote a positive resident experience. • Participate in on‑call emergency response for the community. • Ensure compliance with EPA, OSHA, and Fair Housing regulations.

Compensation ranges from $29 to $33 per hour and includes a comprehensive total rewards package with medical, dental, vision, life, disability insurance, 401(k) matching, paid sick days, holidays, and performance bonuses. The position requires the ability to work overtime, weekends, and on‑call emergencies, as well as physical capabilities to handle equipment, lift 100 lb items, and operate in various weather conditions.
