About the Role
This role is critical to the successful execution of capital improvement projects and the maintenance of high operational standards across multiple properties undergoing renovation. The position works collaboratively with the assigned Regional Facilities Manager (RFM) to manage facilities‑related activities, budgets, and emergency coverage, ensuring contractual aspects of projects meet company standards and applicable laws. It drives efficiency, compliance, and property enhancements while fostering teamwork and continuous improvement. Key duties include assisting in the planning, development, and oversight of several facilities projects, guiding them from initiation to completion, and coordinating with the RFM, Area Vice President of Facilities, and regional managers on timelines and expectations. The role also manages vendor schedules and deliverables, keeping internal stakeholders informed of any changes, and supports site teams to maintain curb appeal according to Morgan Properties policies. Additionally, the incumbent must be on‑call to respond promptly to property emergencies such as fires, flooding, or severe weather, both during and after regular work hours. • Oversee multiple capital improvement projects from start to finish. • Coordinate vendor timelines and communicate updates to internal teams. • Provide on‑call response to property emergencies, including fire, flood, and severe weather. • Define project timelines and expectations with site teams and regional managers. • Ensure compliance with company standards, legal requirements, and safety protocols. • Maintain project documentation and budgets using Microsoft Word and Excel.

Required qualifications include a minimum of two years’ project‑management experience—preferably in facilities, construction, or capital improvements—and strong technical knowledge of HVAC, construction, and maintenance operations. Desired certifications are HVAC/EPA and CPO, and proficiency with Microsoft Word and Excel for project tracking and communication is expected. The position requires the ability to travel between multiple properties, often on short notice, and to perform frequent standing, walking, bending, kneeling, and stair climbing while inspecting project sites. Employees must be capable of lifting up to 50 pounds and working in various weather conditions, using personal protective equipment such as hard hats, gloves, safety glasses, and steel‑toed boots when entering construction zones. The primary work setting is office‑based with regular site visits, and the schedule follows a Monday‑Friday pattern with on‑call availability for emergencies outside normal hours. • Bring at least two years of project‑management experience in facilities or construction. • Demonstrate strong knowledge of HVAC systems, construction methods, and maintenance operations. • Ability to lift up to 50 lb, travel between sites on short notice, and work in varied weather conditions.
