About the Role
The Maintenance Technician supports all maintenance activities—including corrective, preventative, routine, emergency, and cosmetic work—while assisting with make‑ready processes under the supervision of the Maintenance Supervisor and Community Manager. • Perform corrective, preventative, routine, emergency, and cosmetic maintenance on community areas, buildings, and units. • Respond promptly to resident and management work orders for common areas and units. • Assist with scheduling and execution of maintenance‑related turn events and make‑ready processes. • Maintain daily clean‑up of exterior grounds, breezeways, and common areas. • Conduct swimming pool maintenance, cleaning, and accurate chemical logging. • Inspect grounds and facilities daily to identify and rectify hazardous conditions. • Execute the preventative maintenance program to extend property life and reduce repairs. • Keep the maintenance shop organized, stocked, and compliant with OSHA safety standards. • Support the hazard communications program and promote safe work practices. • Participate in unit inspections and track inventory of equipment and supplies. • Maintain detailed records of service requests, EPA/OSHA compliance, preventative maintenance, and make‑ready status. • Provide general upkeep and cleaning of offices, common areas, and model units. • Report community rule violations to the Maintenance Supervisor or Community Manager. • Be available for on‑call emergency response as needed. • Deliver excellent customer service, monitor request turnaround, and uphold community policies. • Enforce community policies delegated by the immediate supervisor. • Meet physical demands including lifting/moving objects over 100 lb, climbing ladders, working in confined spaces, and exposure to weather and chemicals.
