About the Role
The Chief Engineer leads the engineering team, overseeing daily operations, delivering high-quality work, and ensuring superior customer service while aligning the engineering department with the C&W platform, management team, and client expectations. This role upholds the highest ethical standards in accordance with C&W’s Business Code of Conduct and related policies. The position involves planning, implementing, coordinating, and supervising mechanical operations, maintenance, communications, energy management, and manpower development for assigned properties, with occasional hands‑on duties and watch activities as needed. • Supervise and develop engineering and maintenance staff, including hiring, training, performance management, and disciplinary actions. • Lead the C&W Safety Program, ensuring 100% site compliance. • Manage building operational accounts, budgets, and variance reporting. • Oversee utility management, tracking consumption, costs, and budgeting. • Conduct regular inspections of building systems, identify and resolve issues. • Develop and maintain preventive and predictive maintenance programs and schedules. • Create and update building-specific maintenance and safety manuals; train personnel. • Maintain an Operations Document Library with plans, drawings, schematics, warranties, and manuals. • Coordinate maintenance with contractors, tenants, and engineers. • Oversee fire/life safety, plumbing, HVAC, and electrical systems, staying current with technology trends. • Communicate regularly with tenants, clients, property management, and vendors. • Develop specifications and manage maintenance/repair service contracts. • Respond swiftly to emergencies and customer concerns. • Manage inventory control, purchasing parts and supplies. • Ensure compliance with codes, regulations, and company directives. • Support rehabilitation projects such as HVAC replacement, roof installation, and plumbing repairs. • Prepare feasibility studies, budget estimates, schedules, contract documents, and manage bidding processes. • Monitor construction compliance, coordinate with stakeholders, maintain project files, and conduct final inspections. • Perform operating engineer duties, including shift work and on‑call responsibilities. • Apply physical abilities to lift up to 50 lb, climb, crouch, and read technical documents.
