About the Role
The Facility Manager (FM) provides strategic leadership and hands‑on technical management for the facilities organization across the Austin region, covering highly technical laboratory environments. The role focuses on mechanical, electrical, and plumbing (MEP) systems and engineering‑driven solutions to ensure optimal building performance and reliability. The FM is responsible for executing preventive and predictive maintenance programs, overseeing energy management, and ensuring compliance with engineering standards. Daily duties include managing custodial, life‑safety, engineering, and site services, supervising contracts, and responding promptly to tenant requests while maintaining comprehensive documentation and reports. • Execute and maintain client‑defined preventive and predictive maintenance programs. • Ensure alignment with financial plans, quarterly budgets, and operational activities. • Analyze equipment failures and optimize performance to prevent unplanned outages. • Manage daily facility operations, including custodial, life‑safety, engineering, and site services. • Oversee contracts, conduct regular reviews, bid as needed, and verify invoice accuracy. • Supervise interior and exterior maintenance programs to uphold property appearance. • Respond promptly to tenant and occupant requests, ensuring SLA compliance. • Maintain accurate site documentation and logs such as manuals, compliance records, and insurance certificates. • Prepare, review, and approve budgets, financial reports, contracts, and purchase orders. • Collect and analyze data to assess facility management objectives and drive cost‑reduction initiatives. • Hire, train, motivate, and evaluate facility staff while fostering positive staff relations. • Ensure tenant and vendor compliance with insurance requirements and coordinate claims. • Operate in a professional office environment; travel between properties may be required.

What You Bring
Core competencies include strong communication (oral and written), technical proficiency, problem‑solving, leadership, teamwork, relationship management, and financial management. The FM must analyze equipment failures, drive process improvements, and implement cost‑reduction initiatives. A bachelor’s degree in facilities management, corporate real‑estate, project management, or business administration is required, along with 5‑7 years of commercial high‑rise, campus, or property portfolio management experience. Preferred qualifications include certifications such as Certified Facility Manager (CFM), IFMA, BOMA, experience with CMMS, central utility plant operations, and proficiency in Microsoft Office, Yardi, and building management systems. The position operates in a professional office setting with standard equipment and may require travel between properties in varying weather conditions. Physical demands involve regular communication, computer use, standing 50‑75 % of the time, and occasional lifting and reaching. • Demonstrate expertise in communication, technical proficiency, problem solving, leadership, teamwork, relationship management, and financial management. • Hold a bachelor's degree in facilities management or related field and possess 5‑7 years of relevant experience. • Prefer certifications such as CFM, IFMA, BOMA and experience with CMMS and central utility plant operations. • Proficient in Microsoft Office Suite, Yardi (a plus), and building management system maintenance and monitoring. • Physical demands include regular communication, computer use, standing 50‑75 % of the time, and occasional lifting and reaching.
