About the Role

The Assistant Community Manager supports the Community Manager in overseeing daily operations and financial functions of a housing community. This role is pivotal in rent collection, cash‑flow optimization, and managing personnel, leasing, maintenance, administration and risk‑management activities in the manager’s absence. The Assistant Community Manager also ensures compliance with company policies, safety standards, and fair‑housing regulations. • Post all payments and income accurately and promptly. • Process and reconcile daily accounts receivable. • Monitor bad debt, issue late notices, contact residents/guarantors, and file evictions as needed. • Help the property meet budgeted revenue, expenses, and net operating income targets. • Post charges to resident and non‑resident accounts, including utility bill‑backs. • Perform month‑end closing procedures and generate reports. • Maintain organized records and audit resident files for accuracy. • Walk units to post move‑out charges, statements, and security‑deposit refunds. • Attend on‑site daily and oversee staff attendance. • Screen, hire, train, coach, and develop on‑site personnel using consistent techniques. • Provide ongoing training, counseling, and guidance to ensure staff effectiveness and compliance. • Promote staff harmony and high performance through supportive leadership. • Ensure staff adhere to company policies and procedures. • Implement effective leasing techniques to close deals and maintain accurate lease documentation. • Execute marketing strategies outlined in the annual marketing plan. • Address resident complaints, concerns, and requests to maintain satisfaction. • Develop and run resident retention programs such as events, promotions, and newsletters. • Show, lease, and move in prospective residents efficiently. • Manage customer service and monitor maintenance request turnaround times. • Maintain property appearance through regular inspections and timely repairs. • Assist with supervision of all business functions related to operations. • Plan and use property resources, equipment, and supplies economically by obtaining bids and managing vendors.
