About the Role

The Maintenance Technician supports corrective, preventative, routine, emergency, and cosmetic maintenance, as well as the make‑ready process, under the direction of the Maintenance Supervisor and Community Manager. • Attend onsite daily and respond promptly to resident/management requests and work orders for common areas, buildings, and units. • Perform repairs and replacements in common areas and units; assist with scheduling and execution of maintenance/repair turn events. • Clean exterior areas daily, including grounds, breezeways, and common areas. • Maintain swimming pools, cleaning and logging chemicals accurately and timely. • Inspect grounds, buildings, and community features daily to identify and correct hazardous conditions. • Execute preventative maintenance program to extend community life and reduce future repairs. • Follow Asset key policies and keep the maintenance shop organized, stocked, and compliant with safety and OSHA standards. • Support the hazard communications program and promote safe work practices. • Participate in unit inspections and monitor inventory of equipment and supplies as needed. • Maintain accurate records of service requests, EPA/OSHA compliance, preventative maintenance, make‑ready status, and work in progress. • Perform general upkeep and cleaning of office, common areas, and model unit. • Report violations of community rules to the Maintenance Supervisor or Community Manager. • Participate in on‑call emergency response and use property resources economically. • Deliver excellent customer service, monitoring request turnaround and responsiveness. • Ensure consistent resident interactions and enforce delegated community policies.
