About the Role

The Community Manager oversees all on‑site operations of a housing community under the Regional Manager’s supervision, including personnel, leasing, maintenance, financial, administrative and risk management functions. The role ensures compliance with Asset Living policies, safety standards, fair‑housing guidelines, and liability considerations while acting as the on‑site leader for staff and residents. • Screen, hire, train, coach, and develop on‑site staff using company directives. • Create and manage daily/weekly schedules for office and maintenance personnel. • Address performance issues, document actions, and coordinate terminations with HR as needed. • Drive net operating income by implementing cost‑control measures and optimizing leasing revenue. • Prepare annual operating budgets and forecasts for the community. • Oversee timely rent collection, deposit reconciliation, and accurate vendor invoice processing. • Ensure property closeout procedures are completed promptly and financial reports are accurate. • Develop and execute yearly marketing plans to attract prospective residents. • Supervise leasing activities, including prospect showings, lease signing, and documentation. • Resolve resident complaints and requests to maintain high satisfaction levels. • Design and run resident retention initiatives such as events, promotions, and newsletters. • Guarantee all administrative and leasing reports are submitted accurately and on schedule. • Lead the emergency response team, coordinating actions during property incidents. • Monitor maintenance service requests and ensure rapid, quality repairs. • Conduct regular property inspections to maintain appearance and address needed repairs. • Manage vendor relationships, obtain competitive bids, and oversee construction or rehabilitation projects. • Maintain compliance with Fair Housing and OSHA regulations in all operations.

What You Bring

Candidates should have at least two years of experience with affordable‑housing programs such as LIHTC, HUD Section 8, USDA Rural Development, or HOME funds, and may hold affordable‑housing certifications (e.g., HCCP, COS). A high school diploma is required; a bachelor’s degree, Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) designation, and strong computer skills are preferred. Knowledge of Fair Housing Laws, OSHA requirements, and the ability to perform on‑site software functions are essential. • Possess reliable transportation to fulfill on‑call emergency responsibilities.
