About the Role
The Maintenance Technician supports the property’s maintenance program by handling corrective, preventative, routine, emergency, and cosmetic tasks under the guidance of the Maintenance Supervisor and Community Manager. Responsibilities include daily on‑site attendance, responding to work orders, performing repairs, managing pool upkeep, conducting inspections, maintaining inventory, and ensuring safety and policy compliance. The role also involves providing excellent customer service, communicating with residents, and participating in on‑call emergency coverage. • Attend on‑site daily and respond promptly to resident and management work orders. • Perform repairs, replacements, and preventive maintenance for common areas, buildings, and units. • Schedule and execute maintenance/repair turn events and daily exterior clean‑up. • Maintain swimming pool, including cleaning and chemical log accuracy. • Inspect grounds and facilities daily to identify and correct safety hazards. • Follow Asset policies and OSHA guidelines; keep the maintenance shop organized and stocked. • Support hazard communication program and promote safe work practices. • Conduct unit inspections and monitor inventory of equipment and supplies. • Keep accurate records of service requests, EPA/OSHA compliance, preventive maintenance, and make‑ready status. • Uphold cleanliness of office, common areas, and model units. • Report community rule violations to supervisors. • Participate in on‑call emergency response and use resources economically. • Deliver excellent customer service, monitor request turnaround, and uphold consistent resident interactions. • Represent the community positively to achieve property objectives. • Enforce community policies as delegated by supervisors.

What You Bring
Candidates must have a high school diploma or equivalent, basic computer skills, and an understanding of Fair Housing and OSHA regulations. The position requires physical stamina to climb ladders, lift 100‑plus‑pound items, work in confined spaces, and operate in various weather conditions, as well as reliable transportation for emergency calls.
