About the Role
The Managing Director, Asset Services (CRE) is responsible for leading a market or geographic region with M1 revenue under $5 million. This role ensures profitability, service quality, and strong client relationships while providing strategic and tactical decision‑making for Asset Services. The incumbent may oversee multiple functions to drive growth and operational excellence. • Drive new business growth and cross‑sell Asset Services across locations. • Develop and execute marketing plans; lead team proposals. • Share best practices in monthly calls and generate leads for institutional clients. • Implement operational checks to exceed client goals for each property. • Negotiate and ensure compliance with property management agreements and contracts. • Review and approve expenditures beyond established authority levels. • Deliver accurate, timely financial and management reports. • Maintain relationships with clients’ key decision makers. • Verify property procedures such as Operations Manual, Tenant Handbook, and Emergency Procedures. • Collaborate with accounting, finance, TQC, and other functional leaders. • Design profitable staffing models for each asset. • Participate in national Asset Services task forces or committees. • Manage P&L, prepare market‑level budgets, and forecast variances. • Identify, develop, and motivate team members; generate new business. • Analyze and negotiate commercial leases and contracts. • Build and sustain new business relationships with high‑energy professionalism. • Engage in charitable organization leadership.

What You Bring
The position operates in a professional office setting, using standard equipment such as computers, phones, and photocopiers. Physical demands include routine use of a computer and occasional standing or walking. • Demonstrate financial acumen, customer focus, communication proficiency, time management, people management, leadership, business development, and sense of urgency. • Hold a Bachelor’s degree in Business Administration or related field. • Possess 10+ years of commercial property management or executive leadership experience, including CPM/RPA senior roles. • Maintain a real‑estate license and professional designations; active involvement in industry chapters preferred.

Total compensation for this role ranges from $270,529.50 to $318,270.00, with variations based on geographic location, experience, collective bargaining status, and other eligibility factors.
