About the Role

The Maintenance Technician assists in all property maintenance processes, including corrective, preventive, routine, emergency, and cosmetic tasks, and supports the make‑ready process under the supervision of the Maintenance Supervisor and Community Manager. • Attend the community site daily and respond promptly to resident and management work orders. • Perform repairs and replacements in common areas and residential units. • Assist with scheduling and execution of maintenance‑related turn events. • Clean exterior areas, grounds, breezeways, and common spaces. • Conduct swimming pool maintenance, cleaning, and chemical log tracking. • Inspect grounds, buildings, and features daily to identify and correct hazards. • Execute the preventative maintenance program to extend property life. • Keep the maintenance shop organized, stocked, and compliant with OSHA standards. • Support the Hazard Communications program and promote safe work practices. • Participate in unit inspections and monitor inventory of equipment and supplies. • Maintain accurate records for service requests, EPA/OSHA compliance, and make‑ready status. • Perform general upkeep and cleaning of office, common areas, and model units. • Report violations of community rules to the supervisor or manager. • Participate in on‑call emergency response as needed. • Use property resources, equipment, and supplies efficiently. • Provide excellent customer service and monitor service request turnaround. • Present a favorable image of the community to achieve property objectives. • Consistently apply community policies as delegated by the supervisor.

What You Bring

Candidates must hold a High School Diploma or equivalent, possess basic computer skills for on‑site software, and have fundamental knowledge of Fair Housing Laws and OSHA requirements. The role requires frequent physical activity such as climbing ladders, moving objects over 100 lb, operating power tools, and working in various weather conditions, as well as the ability to work overtime, weekends, and on‑call emergency hours. A reliable form of transportation is required to meet on‑call emergency responsibilities.
