About the Role

The role involves daily service requests for residents, system repairs on electrical, plumbing, boilers, hot water heaters, HVAC, appliances, carpentry, drywall, and painting, as well as preventative maintenance tasks. You will also be responsible for pool cleaning, chemical monitoring, grounds upkeep, trash removal, pet waste station maintenance, and participation in property improvement projects. Use of a personal cell phone, specified apps, and a personal vehicle for traveling between properties is required, and you must participate in an on‑call rotation. • Perform resident service requests and system repairs (electrical, plumbing, HVAC, appliances, carpentry, drywall, painting). • Conduct preventative maintenance and scheduled property improvements. • Clean and maintain pools, monitor chemical balance, and keep required logs. • Maintain daily grounds upkeep, including trash removal, pet waste station care, and walkway sweeping. • Use personal cell phone, designated apps, and personal vehicle to travel between properties. • Participate in the on‑call rotation as scheduled. • Lift up to 80 lb, climb ladders and stairs, and push/pull up to 200 lb using an appliance dolly. • Complete tasks safely and efficiently in a fast‑paced environment. • Follow company policies, Fair Housing laws, and maintain regular attendance and professional appearance.

What You Bring

The Service Technician 1 position is a full‑time maintenance role located in Deforest, WI. As a multi‑faceted maintenance professional, you will provide timely quality service to residents and the community, handling repairs in occupied apartment homes and company‑requested projects. Success in this role requires effective time management, attention to detail, trustworthiness, teamwork, and pride in workmanship, along with strong customer‑service skills when interacting with residents, associates, and vendors. Candidates must have 2–3 years of maintenance experience and solid mechanical aptitude, with the ability to lift 80 lb, climb ladders and stairs, and push or pull up to 200 lb using an appliance dolly. Knowledge of electrical, plumbing, carpentry, pool maintenance, building systems, irrigation, and HVAC is required; EPA certification is desired. The position also demands safe, efficient work habits, strong motivation, clear communication, proficiency with Microsoft Office, and willingness to learn software such as Yardi and Paycom. A valid driver’s license, reliable personal vehicle, insurance, a criminal background check, and voluntary drug testing agreement are also required. • Hold 2–3 years of maintenance experience with strong mechanical aptitude. • Possess knowledge of electrical, plumbing, carpentry, pool maintenance, irrigation, and HVAC systems; EPA certification desired. • Communicate professionally in person, by phone, email, and text. • Proficient in Microsoft Office; willing to learn Yardi, Paycom, and other software. • Maintain a valid driver’s license, reliable transportation, insurance, and pass background check and drug testing.
