About the Role
The Community Manager oversees all on‑site operations of a housing community, reporting to the Regional Manager and ensuring compliance with company policies, safety standards, and fair‑housing regulations. In this role, the manager directs personnel, coordinates leasing activities, oversees financial performance, and manages administrative and maintenance functions to maintain property quality and resident satisfaction. Successful performance requires developing budgets, monitoring rent and vendor payments, implementing marketing strategies, and fostering resident retention programs. The manager also leads emergency response efforts, ensures timely maintenance, conducts regular property inspections, and supervises construction and rehabilitation projects. • Conduct daily on‑site attendance, screen and hire staff, and provide ongoing training and coaching. • Create and manage weekly office and maintenance schedules and address performance issues in accordance with HR policies. • Drive net operating income by controlling costs, optimizing revenue, and identifying leasing trends for corrective action. • Prepare annual operating budgets and forecasts, and ensure timely rent collection, deposit reconciliation, and vendor invoice processing. • Design and execute a yearly marketing plan, utilise leasing techniques, and maintain accurate lease documentation and reporting. • Resolve resident complaints, implement retention initiatives such as events and newsletters, and oversee move‑in processes. • Lead the property’s emergency response team, coordinate timely maintenance, and ensure high‑quality property appearance through regular inspections. • Oversee construction, rehabilitation, and make‑ready activities, verifying work completion and quality standards. • Maintain precise administrative and leasing reports, submitting all required documentation within established timelines.

What You Bring
Candidates should possess at least a high school diploma (a bachelor’s degree is preferred), relevant housing‑industry experience, and certifications such as CAM or ARM when possible. The position demands flexibility to work overtime, weekends, and on‑call shifts, physical ability to handle equipment and moderate lifting, and reliable transportation for emergency duties. • Possess a high school diploma (bachelor’s degree preferred), with relevant housing‑industry experience and CAM or ARM certification preferred. • Demonstrate proficiency with on‑site software, basic computer skills, and knowledge of Fair Housing Laws and OSHA requirements. • Ability to work overtime, weekends, and on‑call shifts; physically capable of lifting up to 25 lb and navigating various work environments. • Reliable personal transportation required to fulfill emergency on‑call responsibilities.
