Senior Building Operator

Description

The company is seeking a Senior Building Operator who will ensure that all buildings are operated and maintained safely, presentably, and in an environmentally friendly manner. The role involves overseeing base‑building equipment, supporting contractors, and maintaining compliance with health, safety, and environmental programs.

• Control and monitor base building equipment such as chillers, pumps, and air‑handling systems.
• Coordinate with contractors, obtain estimates, and oversee required work.
• Conduct water‑treatment chemical testing and critical system tests including chilled water backup and fire‑life safety systems.
• Participate in energy‑management practices for mechanical, electrical, and building systems.
• Produce tour and inspection reports and support WHMIS and environmental health‑safety programs.
• Lead and mentor junior operational team members and foster strong tenant and vendor relationships.
• Maintain cleanliness and housekeeping standards in mechanical and building operation areas.
• Perform scheduled preventive maintenance using the Angus PM system.
• Execute demand maintenance and repairs on fans, pumps, and related equipment.
• Enforce corporate OH&S, environmental, sustainability, and property‑management policies.
• Track and schedule compliance testing, inspections, and maintain operator logs and checklists.
• Manage tenant work‑order requests via the Angus TR system, ensuring tenant satisfaction.

Requirements

• Minimum 5 years commercial property operations experience.
• Strong knowledge of HVAC, plumbing, electrical, BAS, and life‑safety systems.
• Current provincial Operating Engineer licence (all classifications) and BES or BOMA certifications.
• Collaborative, team‑oriented mindset with strong troubleshooting skills.

Benefits

The position is a day‑shift role (Monday‑Friday, 8 am‑4 pm) with an on‑call rotation every fifth week (Monday‑Friday, 11 am‑7 pm). The base salary ranges from $62,800 to $94,200 annually, with additional variable compensation components.
