The technician is responsible for preserving the community’s physical integrity by performing advanced maintenance tasks, troubleshooting complex issues, and supporting junior staff while ensuring preventive maintenance and repair standards are met.
Key duties include general repairs across plumbing, electrical, carpentry, HVAC and appliances, scheduled preventive maintenance of mechanical systems, seasonal exterior upkeep, supervision of junior team members, adherence to safety and compliance regulations, and management of tools, inventory, and vendor coordination.
- Complete assigned work orders for plumbing, electrical, carpentry, HVAC, and appliance repairs.
- Troubleshoot and resolve maintenance issues; escalate complex or specialty repairs.
- Ensure make-ready repairs meet schedule and standards.
- Provide feedback on recurring problems and suggest long-term solutions.
- Maintain accurate records of completed work orders and inspections.
- Perform scheduled inspections and routine maintenance on mechanical systems and equipment.
- Monitor conditions of water heaters, HVAC units, boilers, and exhaust fans.
- Identify and report potential safety or system issues before they escalate.
- Participate in capital repair projects and coordinate contracted vendors.
- Perform seasonal exterior tasks such as snow removal, lawn care, leaf raking, salting, and trash removal.
- Maintain common areas, walkways, and overall property appearance.
- Identify and address exterior safety concerns like lighting outages, broken stairs, or trip hazards.
- Support and mentor Maintenance I and Janitorial staff under supervision.
- Assign routine tasks and follow up on their completion.
- Assist with scheduling or onboarding new maintenance team members.
- Provide performance input and support training as needed.
- Follow OSHA regulations, Fair Housing guidelines, and company safety procedures.
- Identify hazardous materials or unsafe conditions (e.g., LBP, asbestos, mold) and report immediately.
- Ensure tools and equipment are maintained in safe working condition.
- Promote a safety-first culture within the maintenance team.
- Use personal protective equipment consistently and appropriately.
- Maintain tools, supplies, and equipment; report inventory needs.
- Assist in collecting bids and sourcing materials for repairs or projects.
- Operate hand and power tools, ladders, and testing devices safely and effectively.
- Obtain pool certification for properties with pools.
- Safely use and maintain hand tools such as hammers, wrenches, snips, and post-hole diggers.
- Safely use and maintain power tools including drills, grinders, and saws.
- Safely use and maintain ladders and aids like dollies, step ladders, and full ladders.
- Safely use and maintain mechanical equipment such as motors, compressors, and augers.
- Safely use and maintain measuring devices like voltmeters, gauges, and pH testers.
- Apply advanced technical expertise across multiple maintenance systems.
- Follow safety protocols and identify potential hazards.
- Assist in guiding junior team members and uphold quality standards.
- Respond to resident needs with professionalism, urgency, and respect.
- Diagnose maintenance issues accurately and implement practical solutions.
- Prioritize competing tasks efficiently and complete assignments on schedule.
- Collaborate effectively with maintenance and property management teams.

Applicants must have a high school diploma or GED, a minimum of two years’ residential or multifamily maintenance experience, a valid driver’s license and auto insurance, and pool certification where applicable; trade certifications in HVAC, plumbing, or electrical are preferred.
The role involves both indoor and outdoor work, requiring regular walking, standing, climbing, and lifting up to 50 pounds (occasionally 100 pounds), with exposure to weather, dust and fumes; use of personal protective equipment and reasonable accommodations for disabilities are required.
