Key responsibilities include maintaining curb appeal by following Community Sparkle guidelines, keeping all common areas such as the clubhouse, office, model unit, parking lot, and building entrances clean and sanitary, and performing general repairs and maintenance. The role also involves trash, debris, and animal waste removal, seasonal landscaping upkeep, preparing apartments to Book & Ladder standards before move-in, and responding to emergencies promptly. Additional duties encompass managing annual apartment turnovers, leveraging new technology for long-term efficiency, championing guest service, and ensuring full understanding of company policies.
Collaboration with the Facilities Manager and General Manager is essential, with daily meetings to address operational needs. The employee will conduct periodic inspections of vacant units, attend required training and Book & Ladder University sessions, and ensure compliance with all corporate, local, state, and federal regulations. Regular production and submission of daily, weekly, and monthly reports and other assigned duties are also required.
Candidates should have one to three years of relevant experience, including at least one year in student housing, and a high school diploma or GED is preferred. Required knowledge includes pool and HVAC service/maintenance, basic computer proficiency (MS Office, Internet), a valid driver’s license, Pool Operator certification, and EPA certification. The ability to work weekends and be on-call as needed is also required.
The work environment spans indoor and outdoor areas of the property, exposing staff to varying weather, odors, and potentially hazardous conditions. Physical demands include lifting up to 75 lb, standing 8–12 hours per shift, and routine use of office equipment. Local travel may be needed for property needs, trainings, or meetings.
The position is located at The Green in Waco, TX, and is a full-time role with an hourly wage of $20. The primary objective is to protect, maintain, and operate the community in line with the Book & Ladder Mission and the Community Sparkle Guest Experience, ensuring guests receive service that exceeds expectations.
