As an Operating Engineer, you will operate and maintain building equipment and systems, performing preventative maintenance on mechanical, electrical, plumbing, and HVAC components. You will troubleshoot operational failures, restore services with minimal supervision, and supervise maintenance work as needed.
- Perform preventative maintenance on mechanical, electrical, plumbing, and HVAC equipment.
- Troubleshoot operational failures and restore building services with minimal supervision.
- Supervise maintenance personnel as required.
- Utilize computer skills to manage engineering program requirements.
- Read and interpret equipment manuals, instructions, and technical documents.
- Operate testing equipment such as multimeters, pressure and temperature devices, airflow meters, and leak detectors.
- Apply proper personal safety equipment and maintain safety practices.
- Perform mathematical calculations for building operation problem‑solving.
- Remain calm and composed during emergency situations.
- Work flexible shifts, including early mornings, evenings, weekends, holidays, and overtime as needed.

Candidates must hold a high school diploma or equivalent and have at least four years of commercial HVAC or related experience. Successful applicants complete Hines’ Engineering Training program, demonstrate proficiency in multiple Engineering Assessment categories, and possess strong computer, technical, and communication skills.

- Possess four or more years of commercial HVAC or related experience.
- Complete Hines Engineering Training program for Building Engineer.
- Demonstrate proficiency in at least two Engineering Assessment categories and provide related training.
- Use basic hand tools and power tools safely and effectively.
- Communicate effectively both verbally and in writing.
- Obtain necessary city or government licenses (e.g., EPA CFC Universal Certification) within six months if not already held.
- Meet physical demands including climbing stairs, accessing confined spaces, and using full manual dexterity.
