The Resident Service Director oversees on‑site maintenance staff and ensures that the property's physical aspects meet Steward + Helm’s standards for safety, appearance, and operational efficiency. - Direct daily activities of maintenance staff and contractors; conduct safety meetings and training.
- Coordinate inspections, preventive maintenance plans, and major renovations with Community Director and Director of Resident Services.
- Supervise maintenance team to ensure timely completion of work orders.
- Oversee the make‑ready process to prepare apartments for occupancy.
- Perform property inspections, address safety hazards, and maintain curb appeal through grounds upkeep.
- Monitor maintenance budgets and contribute to annual property budget preparation.
- Recommend purchases of maintenance supplies and implement cost‑effective preventive procedures.
- Manage inventory of tools and equipment, ensuring proper accounting and upkeep.
- Provide high‑quality customer service by responding to resident maintenance concerns.
- Assist contractors with on‑site project issues, including renovations and equipment installations.
- Communicate ongoing maintenance issues to the Community Director to maintain alignment.
- Ensure all maintenance activities comply with company standards and local regulations.
- Maintain documentation of equipment inventory and maintenance logs.
